Garages, carports & sheds

A carport or garage requires building certification (approval) before construction begins. This includes DIY kit type structures, because Cairns is in a cyclonic region as specified in the Building Code of Australia. Because of this, construction detailing and tie-down requirements are more stringent than in non-cyclonic zones.

You will need to engage a building certifier to assess if your proposed garage, carport or shed complies with building regulations and standards.

Siting and setback considerations

If you propose to build your structure closer to the boundary than what is outlined in the Queensland Development Code or CairnsPlan, you will need to seek a Referral Agency Assessment to vary the siting provisions. Building setbacks are measured from the outermost projection (fascia) of the proposed building or structure.

Refer to our Siting dispensation (Referral Agency assessment) web page for information on front, side and rear boundary setbacks in the residential zone.

Adding a driveway

If you are also adding an extra driveway, that work will require Development Approval from Council (see Driveways & crossovers).
